Terms of Service
The agreement between you and Boundary Lines when you buy or use anything we make.
1. The short version
Boundary Lines is operated by Palermo LLC, a Delaware limited liability company doing business as This Good Ground ("Palermo," "we," "us," or "our"). When you visit boundarylinesguide.com, buy the Boundary Lines guide, enroll in the Land Literacy Workshop, or join the Pin to Parcel Challenge, you're agreeing to these Terms. If you don't agree with any part of them, please don't use the site or buy our products.
These Terms work together with our Privacy Policy. The Privacy Policy explains how we handle your information; this document explains what you're allowed to do with what we sell you.
2. Who can buy
You must be at least 18 years old and able to enter into a binding contract under the laws of your jurisdiction. By purchasing, you represent that you meet those requirements. We do not knowingly sell to children, and our products are written for adults.
3. What you're buying
We currently sell three things:
- Boundary Lines — a digital guide (PDF) about finding, financing, and buying family land. Sold for a one-time price. Delivered as an instant download after purchase.
- The Land Literacy Workshop — a video walkthrough plus printable scorecard, financing decision tree, channel-by-channel guide, and four weeks of practice parcels delivered by email. Sold for a one-time price. Lifetime access to the materials we host on this site.
- The Pin to Parcel Challenge — a five-morning live cohort experience for couples. Sold per cohort. Access ends when that cohort ends, except for any post-cohort recordings or materials we explicitly include.
From time to time we may add, change, retire, or rename products. We'll honor anything you've already paid for under the Terms in place at the time you bought it.
4. Your license to use what we sell
When you pay for one of our products, we grant you a limited, non-exclusive, non-transferable, non-sublicensable, revocable license to access and use that product for your personal, non-commercial use. That's it. You don't own the product itself — you own a right to use it.
Specifically, you may:
- Read, watch, and refer back to the materials as often as you like.
- Print one (1) copy of any printable PDF for your own use in walking parcels with your spouse or family.
- Reference what you learned in conversations with your land agent, attorney, lender, surveyor, or others helping you buy land.
You may not:
- Share, forward, post, upload, or otherwise distribute the PDF, the video, the scorecard, the decision tree, or any other workshop materials to anyone outside your household.
- Resell, sublicense, rent, or lease access.
- Remove watermarks, copyright notices, or attribution.
- Use the materials to train, fine-tune, or otherwise improve any artificial-intelligence model, including large language models, embeddings, retrieval systems, or any other automated system, without our written permission.
- Scrape, copy, mirror, or systematically reproduce any portion of the site, the workshop, or our content.
- Reproduce our materials in your own digital or printed product, course, coaching offer, newsletter, podcast, or other commercial work, in whole or in part.
- Use the materials to give legal, financial, real-estate, or tax advice to others.
If you'd like to share what you learned with a friend, the right move is to send them to boundarylinesguide.com. They can buy their own copy, the same way you did.
5. Intellectual property
All content on this site and inside our products — including the writing, the typography, the photography, the video, the rubrics, the scorecards, the decision tree, the channel guide, the practice parcels, and the names "Boundary Lines," "Land Literacy Workshop," and "Pin to Parcel" — is the intellectual property of Palermo LLC and Zim Flores, except where third-party material is identified as such (e.g., Scripture, photography licensed from third parties).
The methods we describe (the five kinds of family land, the 100-point Land Score, the Five Disqualifiers, the Three Doors conversation, the four financing paths) are concepts you're free to use in your own life and conversations. You're not free to teach them as your own product or rebrand them as your own framework.
6. Account and access protection
Some products are gated behind a unique purchase link tied to your Stripe checkout session. Treat that link like a password. Don't post it. Don't share it. If you do, we may revoke access without refund.
If you believe your link has been compromised, email hi@thisgoodground.com and we'll issue you a fresh one.
7. Payment, currency, and taxes
All prices are in U.S. dollars. Payments are processed by Stripe. By submitting payment information, you authorize Stripe to charge your card for the purchase you're making and you represent that you're authorized to use the card.
For purchases that include an upsell at checkout (for example, the Workshop offered immediately after the book), you authorize us to charge the same card on file for any upsell you accept. Declined upsells are never charged.
You are responsible for any applicable sales tax, VAT, or other taxes due in your jurisdiction. We'll display sales tax at checkout where required.
8. Refunds
Our refund policy is described in detail under "Refunds" in our Privacy Policy. The summary:
If something goes wrong technically (e.g., the download link doesn't work, the video doesn't play, the wrong product was delivered), email hi@thisgoodground.com within seven (7) days of purchase and we'll fix it. "Technical issue" doesn't include changing your mind, deciding the product wasn't a fit, finishing the materials and asking for your money back, or buyer's remorse.
If you're in a jurisdiction whose consumer-protection laws grant you a non-waivable refund right, those laws apply and override this paragraph.
9. Acceptable use
When you visit the site or use any of our products, you agree not to:
- Reverse-engineer, decompile, or attempt to extract source code, video files, or asset files from the site or its delivery infrastructure.
- Use bots, scrapers, headless browsers, or other automated systems to access the site or any gated content.
- Probe, scan, or test the vulnerability of any system or network we operate.
- Attempt to access content you didn't pay for.
- Submit false information at checkout.
- Use the site or our products to violate any law in your jurisdiction.
- Use the site or products in any way that interferes with another person's use of them.
10. Third-party services
We rely on third-party services to operate the site and deliver our products. These currently include:
- Stripe — payment processing.
- Vercel — site hosting.
- Vimeo — workshop video hosting.
- Kit (formerly ConvertKit) — email delivery.
- PostHog — product analytics.
Each of these services has its own terms and privacy practices, which apply to your interactions with their portion of our experience. We choose providers we trust, but we are not responsible for their independent acts or omissions.
11. This is education, not advice
Buying land is a significant financial decision with legal, tax, and personal implications that vary based on your jurisdiction, your situation, and the specific parcel involved. Before signing anything, hire qualified local professionals — a real estate attorney, a licensed soil engineer, a surveyor, a lender or loan officer, and a CPA — to review your specific deal. We name those roles inside the materials precisely because they are essential and irreplaceable.
Examples in our materials are drawn from our own experience or anonymized real situations. They are illustrative, not predictive. Land prices, financing terms, soil conditions, government rules, and outcomes vary widely by region, parcel, time, and lender. Your results will differ.
12. No warranty
The site and the products are provided "as is" and "as available." To the maximum extent permitted by law, we disclaim all warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement, and uninterrupted availability. We don't warrant that the site will be error-free, that information in our products will produce any particular outcome, or that any specific deal you pursue will work out.
13. Limitation of liability
To the maximum extent permitted by law, in no event will Palermo LLC, Zim Flores, or any of our affiliates, contractors, or vendors be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including lost profits, lost data, lost opportunities, or business interruption — arising out of or related to your use of the site or our products, even if we've been advised of the possibility of those damages.
Our total cumulative liability to you for all claims arising out of or related to your use of the site or our products will not exceed the total amount you paid us in the twelve (12) months preceding the claim.
Some jurisdictions don't allow the exclusion or limitation of certain damages, so the exclusions above may not apply to you.
14. Indemnification
You agree to defend, indemnify, and hold harmless Palermo LLC, Zim Flores, and our affiliates, contractors, and vendors from and against any claims, damages, liabilities, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or related to (a) your use or misuse of the site or our products, (b) your violation of these Terms, (c) your violation of any law or third-party right, or (d) any decision you make about land based on what you learned from our materials.
15. Termination
We may suspend or terminate your access to the site or any product, with or without notice, if we reasonably believe you have violated these Terms — including by sharing access, scraping content, or using our materials to train AI systems. We may also terminate access if a chargeback is filed against your purchase or if your payment is otherwise reversed.
Termination does not entitle you to a refund. Provisions of these Terms that by their nature should survive termination — including license restrictions, intellectual property, disclaimers, limitation of liability, indemnification, and dispute resolution — will survive.
16. Changes
Changes to the products
We may update, improve, or retire any product. If we materially change a product you've already paid for, we'll do our best to make sure you keep getting the value you paid for — for the Workshop in particular, this means lifetime access to the version you bought, plus any updates we choose to roll out to all owners.
Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top reflects the most recent change. Material changes will be communicated via the site and, where appropriate, by email. Continuing to use the site or our products after a change means you accept the updated Terms. If you don't accept them, your remedy is to stop using the site and our products; the license you previously paid for will continue to be governed by the Terms in effect at the time of your purchase.
17. Governing law and disputes
These Terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-laws principles. You and we agree that any dispute arising out of or related to these Terms or your use of the site or products will be resolved exclusively in the state or federal courts located in New Castle County, Delaware, and you consent to personal jurisdiction in those courts.
Before filing any formal claim, we ask that you first email us at hi@thisgoodground.com with a description of the issue. We will work in good faith to resolve disputes informally for at least thirty (30) days before either party initiates a formal proceeding.
18. Class-action waiver
To the extent permitted by law, you and we each agree that any disputes will be resolved on an individual basis only, not as a plaintiff or class member in any class, consolidated, or representative action. If a court determines that this waiver is unenforceable, the rest of this section will remain in effect.
19. Severability and entire agreement
If any part of these Terms is held to be invalid or unenforceable, the rest remains in effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and us regarding the site and our products, and supersede any prior agreements.

One last note. We wrote these Terms to be clear and to protect both of us — you from getting more than you signed up for, and us from people who'd rather take what we made and sell it as their own. We also wrote them to be readable. If something in here is unclear, write us. We'd rather fix the language than argue about it later.
